Let's explain a few things. If you call an agent and you don't have an agent or don't want to commit to working with an agent you will not have a comitment from that person to talk about anything other than the listing you inquire on. They will not give you any special attention other than show you that particular listing. In fact if they write the offer they may not even offer you representation because they have no commitment to you to show you other listings. To make matters worse if they write an offer for you with no agency, they have not got your best interests in mind. They are simply trying to get the best price for the seller who they represent and not you as the buyer. They can also disclose to the seller anything that you tell them (ie: your bottom line etc.) because they have no obligation to keep confidentiality as you are not technically their client.
Wouldn't you rather work with one REALTOR® than have to phone several agents one at a time and arrange appointments yourself? Well we can do this on your behalf because it is our jobs and we are the specialists! The only commitment we require is for you to sign the Buyer's Agency Agreement, which is a simple form stating the area you want us to search, the price range, etc. By signing and agreeing to this, you in essence form a partnership between you and your REALTOR®. The best part about it is it does not cost you a cent! The commission is derived from the listing agent who cooperates with us and pays us from the sale.
Once you are commited, we will search out listings on a daily basis on your behalf that meet your requirements. You can arrange with us to either call you or e-mail you the information. You will get access to the latest listings before they hit the public MLS® web site! That's an advantage you will have over working alone.
